Spotlight On Tri-Cities Episode 1 - 911 Driving School

In our very first episode of Spotlight On Tri-Cities, we are sitting down with Sid Grant, owner of the Tri-Cities 911 Driving School... and watching to see if Brett can parallel park a car. 

If you have teenagers that are getting ready to start driving there is no doubt that you'll be looking for a driving school to get them started. In Tri-Cities, 911 Driving School is the place to go if you want your kids to learn from the best of the best - all of their instructors are either retired or current police officers. 

Drivers education is a big part of a teenagers life, so making sure that they get started on the right foot is extremely important. 911 Driving School offers teenage drivers 30-hours Classroom, 4 hours drive simulation, 5 hours behind the wheel, behind the wheel observation (1 hour minimum), and the DOL Knowledge test. 

There are also driving programs for Adults as well as state testing for those moving from another state into Washington.

Tri-Cities Top 3 Taco Trucks

There are over 70 Taco Trucks in Benton/Franklin counties!! We have done the research, and these are the top 3 (in our opinion.)

3. El Cazador Taco Truck – Located in the Viera’s Bakery parking lot, you really can’t go wrong with El Cazador. They have a great variety of tacos to choose from, along with a good selection of taco plates that include rice and beans. Pricing is cheap, $1.25 for a taco. The burritos and plates are all over $5, but still, that’s DIRT cheap for the amount of food you’re getting. We recommend the pork tacos. From our “research” we have discovered that the pork at El Cazador is FAR superior to the beef or chicken. We like tacos, we like pork, and we LOVE the pork tacos at the El Cazador Taco Truck. Oh, and they’ve gone and pimped out the taco truck itself by adding a flat screen TV to the outside. So now you can demolish a dozen tacos, watch some soaps, and only be out a few bucks. It’s a win, win….win.

2. El Quetzal- Located in the car wash off of Lee in Richland, El Quetzal slides into our number 2 spot. As far as taco trucks go, this place deserves some major props. Tortas and Burritos are $4 and all the tacos are $1.25. Now, while this is a post about tacos, the honest truth is…. Their burritos are really what put this taco truck on our radar. Not going to lie, the tacos are good… but those burritos are to die for. You will be completely stuffed by the time you leave. Oh, and the service is top notch, the server/cook is super friendly! So, give them a shot, get a burrito or a few tacos, you won’t regret it.

1. Tony’s Tacos – Nope, you’re not seeing double, Tony’s made our last “authentic” taco list as well. Guess what, it made this list too…probably because it’s just THAT good! Located just down the street from our office (if the team was here any more often, we would have to MOVE our office to the parking lot) Tony’s Taco’s is by far the BEST taco truck in the Tri-Cities. 3 words sum up Tony’s – Cheap, Fast, Loaded. The food is dirt cheap, about $1.25 a taco…. Which makes going to Taco Bell absolutely pointless. They are fast! Even with a big line you’re not waiting around all day for some good grub. This is probably a good thing; otherwise the team would be gone all day…. And Brett would have to do even more work than he already does. Just because the food is cheap and fast doesn’t mean that they skimp on the food. They STUFF those tacos! I dare you to eat more than 3…. No seriously, try it. It’s just not possible.

There is no doubt that there are a TON of options when it comes to taco trucks in the Tri-Cities. There are also a ton of options for real estate agents in the Tri-Cities. There’s a reason that these taco trucks made our top list… they offer top-notch food and service… just like we offer top notch service in the real estate world. In honor of Taco Tuesday, here are the Top 3 places to get authentic Tacos in the Tri-Cities.

3- Kiko’s Tacos – Located on the corner of 10th and Washington in Kennewick, Kiko’s has a MASSIVE menu…. And a HUGE selection of Tacos. Doesn’t matter what you are in the mood for, the food here can please anyone. Family owned and operated, Kiko’s has great food at an affordable price… which means you can eat more tacos for less money… which is perfectly okay in our eyes!

2 - Taqueria El Sazon – With 2 locations to serve, Taqueria El Sazon slides nicely into our number 2 spot. It doesn’t get much better than this. Cheap, tasty, fast and fresh. - that pretty much sums up Taqueria El Sazon. There are no frills here, just downright amazing food. You pay for your food at the front counter, and can choose to take it to go, or sit down in the restaurant style lobby. Did I mention there is a salsa bar? How can it get any better?

1 - Tony’s Tacos – I know, I know, Tony’s Tacos doesn’t sound like a place you’d find authentic Tacos… you’re wrong. Period. While TECHNICALLY this is a food truck, we’re going to ignore the mobility for a minute and skip straight to the point - The street tacos here are to die for. Tony's has lots of options, it's cheap, fast, and the tacos are loaded with meat… It’s literally perfection… right down to the double tortilla with every taco.

So there you have it, our top 3 spots to find authentic tacos in the Tri-Cities!

Top 5 Pancake places in the Tri-Cities

The Best Pancakes in Tri-Cities

With the announcement that The Original Pancake House is moving to Southridge, we thought it would be appropriate to give you our list of the Top 5 places in the Tri-Cities to get Pancakes (that are better than the Original Pancake House.)

#5 - HopJacks – Located in the Queensgate shopping center and in Southridge, Hopjacks is a Washington chain restaurant with some pretty darn good food (and apparently the coldest beer in town.) If you’re looking for a great place to have breakfast on the weekends, they open at 8am. While their entire menu looks delish (including the tater tots!!) the flapjacks were REALLY good.. and apparently they are as big as your head… or so they claim. Not sure who’s head they used to compare them to… if you’re feeling brave, hold one up to your head and snap a selfie.. We would GLADLY use that on this page.

#4 - Magills Restaurant – If you're in West Pasco around breakfast time, Magills is your go-to for great food! Located in an historic building at the corner of Road 68 and Argent, Magills Restaurant has an EXTENSIVE breakfast menu! It really doesn’t matter what you are in the mood for, you can find it at Magills! As far as pancakes are concerned, we recommend that you try the Peanut Butter Chip or the Chocolate, as they are pretty much amazing. Speaking of amazing, if you are a Mimosa fan, Magills has perfected the Mimosa… and they even have their secret recipe drawn on their menu. Go check it out!

#3 - The number 3 spot belongs to Andy's Coffee Break. Located on Court just down the street from Highway 395 in Pasco, Andy's Coffee Break puts the Dine back in Diner! There are no frills here. If you want downright awesome diner food, this is your place. The coffee is hot, the food is good, the service is friendly but expeditious. If you are on the way to the airport, or just need a place to have a quick breakfast – you have found your restaurant.

#2 - Sterling's Restaurant has been providing the Tri-Cities area with homemade, from scratch meals for decades. There are 3 locations, 1 in Kennewick, 2 in Richland, so no matter where you are in town, you’ll be close to a GREAT breakfast! Sterling’s wins our award for the most creative pancakes! If you are tired of the “same ol’ pancake” give the Carrot Cake or the Potato Pancake a try! You will be glad you did! Sterling’s serves breakfast until 2pm every day, so there is no excuse for you not to go check it out!

#1 – Our number one pick for Pancakes in Tri-Cities belongs to SagePort Grille in Richland. Located just off Columbia Center Drive and Columbia Park Trail, this place “takes the cake” for pancakes. Or should I say, Pancake (singular.) See you don’t get a “short stack” here, you get a single pancake that we are pretty sure you won’t be able to finish…. It’s HUGE! The atmosphere is eclectic and fun, the coffee is strong, and the service is great. What more can you ask for? If you plan on going to SagePort on the weekend, prepare to wait. This place is PACKED on the weekends… probably because the food is so good.

What “Brexit” Means for US Homebuyers

Brexit and the US Real Estate Market

With the recent news that Britain has voted to in fact leave the European Union, there are a lot of questions floating around as to how this change will impact our lives here at home. Surprising to some, real estate is one of the primary factors that has already been impacted by the news of this powerful decision.

What does this Mean for US Homebuyers?

Since the news of Britain's decision to leave the European Union, the United States real estate market has experienced the lowest mortgage rates since 2012. Lower mortgage rates are a huge asset to potential home buyers, especially those who already own a home, and are looking to move to a more expensive property.

With mortgage rates as low as these, people that are considered to be highly qualified can afford a home that is almost 10% more expensive than what they would have qualified for at the beginning of 2016. Mortgage rates were already considered to be relatively low in comparison to years past. This increase in what qualified buyers can afford make a huge impact, given there has been a dramatic increase in the cost of real estate throughout the early months of 2016.

The Downside

While there is a lot to be said about the ability for homeowners to take on mortgages with lower rates, (and in turn lower monthly payments), for every positive there is always a negative to keep in mind as too. Although those qualified can purchase a more expensive home than they would be able to before “Brexit” the amount of people that are now being approved for mortgages are noticeably lower.

This is happening for a few reasons, one major factor being that while people that are approved are being given accessibility to more money those lending the money want to ensure that those approved run the lowest risk possible. Running the lowest risk possible – in this case - means that credit scores, down payments and proof of employment, are becoming more and more important in the mortgage application process.

What Does the Future Hold?

All of the changes and concern going on internationally regarding Britain's decision to leave the European Union has caused some questions as to whether or not the U.S Federal Reserve might be pushed to in fact cut interest rates shortly. It is important that we all remember what matters regarding the U.S economy and money, and that is that investment vehicles are becoming increasingly attractive to investors from all over the world. This means that when international investors buy U.S Treasury Bonds and as they age, mortgage rates will reflect the changes. The yield on the 10-year Treasury Bond correlates with United States Mortgage Rates. Another major investment that’s popularity impacts mortgage rates is Mortgage-Backed Securities.

The reality of this bold move to leave the European Union, for the United States real estate market, is that it will likely end up slowing down the market to an extent. The slowing down of the real estate market will likely reflect the changes taking place across the pond as steps to leave the European Union begin to be taken, and plans come to light.

How to Ensure Your Dog is the Most Popular Neighbor on the Block

When it comes to the combination of neighbors and dogs, there seem to be two possible combinations, the ones that love each other, and smile when their paths cross, and the ones that cannot stand the sight of each other, and grow bitter towards the incessant barking and whining that so often accompanies living near an energetic canine.

In order to not only keep the peace among yourself and your neighbors, as well as your own sanity, there are a few things that you can do to help ensure that your dog falls into the first category, and is a welcome sight by all your neighbors. Perhaps the most important step in building a solid and positive foundation for your dog and your neighborhood relationships is to ensure that your dog has been taught proper manners, and obedience. The American Kennel Club’s Canine Good Citizen (CGC) is an extremely well-known, and highly recognized program that has become synonymous with the “gold standard in good dog behavior”.

If your dog already has some basic training, why not take the next step and sign him up for this award winning 10-step training program. In order for your pup to graduate from the American Kennel Club’s Canine Good Citizen Program, they must master a number of basic, yet necessary commands and behaviors, including:

  • Walking through a large crowd, and maintain good behavior while traveling through pedestrian traffic.
  • Sitting politely while being petted by both familiar and unfamiliar faces.
  • Being able to perform, and maintain a number of basic commands including, “stay”, “down”, and “sit”.
  • Coming when called for
  • Being able to behave politely and friendly towards other dogs and their owners
  • Maintaining a close lead while out for a stroll.

      It is important for dog owners to be aware, that while yes, it is your dog that would be attending obedience classes, you as their owner and their best friend have a number of responsibilities as well. And that these responsibilities go beyond picking up their poop while out on a walk – you have serious responsibilities to both your dog and your neighbors. Some of these responsibilities include,

  • Ensuring that your dog does not invade the personal space of others.
  • Understand the importance of, and be able to control the noise level of your dog especially during community “quiet hours”.
  • Take the time to understand what is causing your dog to act out, commonly dogs bark out of fear, anxiety, or boredom.
  • Make sure that your dog is aware of how he should interact with children, and also, be able to control their jumping or other inappropriate behaviors towards kids.

      Well behaved and friendly dogs can become beloved members of a community, however, in order for this to happen, both the owner and the dog need to do everything that they can to ensure that respect is shown to all parties involved.

Essential Things that All VA Homebuyers Should Know

As both past and present military personnel and veterans and their families know preparation is key to any major change or event – and buying a home is no different. When purchasing a home through the VA loans program, preparation is key in making sure that you are able to submit information as/if needed in order to ensure that the process does not stall.

There is No Certificate of Eligibility Required

When beginning the process, you do not even need to be completely sure that you qualify. Lenders will generally obtain this information through an automatic system once you have applied.

Make Sure that You Get Pre-Approved

Pre-approval provides both yourself and any real estate agents that you deal with either on your behalf or representing the owners of a potential purchase that you are serious. Pre-approval also provides you with a budget by letting you know how much money you can be approved for.

Be Aware of the Upfront Costs

VA loans offer unique benefits that were put in place to help those who have sacrificed so much for our country start a new journey in their lives with homeownership. Some of these benefits include $0 down payment, and the covering of most if not all closing costs. There are always, however, additional fees that go along with purchasing a new house, from small cosmetic renovations (all houses purchased through the program must be safe, secure, and not require any major renovations), to travel to home inspections.


Condos are a popular choice among homebuyers, however, only those approved condos will be approved for the program. Members do have the option to request that a condo is added to the list, however, this does take a great deal of time, and can greatly impact your timeline.

Find the Right Agent

Not all real estate agents are familiar with VA loans. This can cause some concern and really stall the entire process if you end up finding an agent that is unaware of the requirements that go along with a VA loan. Thankfully we are well versed in the VA process! We have helped a TON of military families find their dream home!

Closing Costs

It is not uncommon for the seller to pay a portion of the closing costs. There is no limit as to how much a seller can be asked to pay out of costs covered by the program. Additionally, depending on the deal that your real estate agent and the seller’s agent work out the seller can legally pay up to 4% of the selling price in order to cover things like insurance and taxes.

More than Once

VA loans can be used every time that you move. If you qualify and then move again 10 years down the line, you still qualify for these wonderful benefits and savings.
